Pre-Sale Home Inspection

Most real estate agents agree: buying or selling a home ranks among the most stressful experiences of adult life. It can get to the point of being an emotional battle of wills between buyers, sellers and real estate agents all wanting the best deal for the house. And, once that deal is negotiated and accepted everyone can then sit back and plan their move, or can they?

In almost all property transactions today there are still conditions to be met even after the price and terms have been negotiated and accepted. Twenty years ago, it was rare to see an offer on a property with a condition that the home must be inspected by a professional home inspector. Today, it is rare to see an offer that does not have this contingency. How does that affect the home seller?

Basically, it means that the home will be put under the “micro-scope”. A home inspector will go through the property, itemising any and all of the Home’s minor and major defects, and will report those findings to the purchaser. The inspector’s job is to carefully check the home’s structural and mechanical systems for problems that can lead to large repair bills later. The home inspection is a critical part of the sale process. Nobody wants to buy a “bad” house. However, some buyers use the results of a home inspection as an opportunity for re-negotiation, often requesting the homeowner to reduce the sale price by thousands of dollars. This process can turn into a nightmare for an unprepared seller. Home inspections can cost home sellers thousands of dollars and in some cases, a failed transaction.

No home is perfect. Many homes may not have major problems, but even a number of minor defects can give rise to a buyer’s request for abatement (a reduction in the sale price) or a complete release from the agreement. Sometimes it’s just that the home inspector scared the purchaser by not explaining that the minor and typical problems are just that – minor and typical. The last thing any homeowner wants in the “eleventh hour” of the sale is a purchaser who wants to re-negotiate the sale.

If you want to see a seller’s eyes glaze over, just tell them that the receptacles that have been located over their electric baseboard heaters for 50 years are dangerous.  They do not want to hear about either relocating the heaters–or relocating the receptacles.

Even though installing receptacles above baseboard heaters has never been allowed by the manufacturers of these heaters–it was very common in the late 1950’s through the 1960’s.  I find numerous installations like this every year.

I am sure that most of the time nothing ever gets done about it–but I continue to tilt at this windmill regardless. Call me Don Quixote, but I will continue to do so.

On a recent inspection I saw dramatic evidence of what can happen to an extension cord that had been run to a receptacle above a baseboard heater.

This must have made quite a smell when it happened!  There were even spots on the carpet where the hot cord and sparks melted the carpet!

Do you have receptacles over your heaters?  Other combustible items, like furniture and carpet must also be maintained away from these heaters.  Doors should not be able to be opened against them either.

A fire hazard is still a fire hazard no matter how long it has been this way or how lucky people have been in the past.

Recladding triples the value of an apartment in a formerly leaky building

The Argent Hall apartment building.

Recladding a formerly leaky Auckland apartment building saw one of its units almost triple in value in three years.

The apartment was a 41 square metre, one bedroom unit in the Argent Hall complex on Eden Crescent in Auckland's CBD, which was auctioned by Ray White City Apartments on Thursday.

Although it was small, it came with a balcony, a car park and views across the harbour to Devonport and Rangitoto.

However Argent Hall had been affected by weathertightness issues and has recently been reclad and a new code of compliance certificate was issued for the building in July.

That has had a dramatic impact on the prices being achieved for apartments in the building.

According to QV.co.nz the apartment put to auction had been purchased for $130,000 in 2011, before the building was reclad.

At yesterday's auction there were several bidders for the property and it sold under the hammer for $380,000.

It's most recent rating valuation, issued last week was $285,000.

Another apartment in the same building sold at the same auction for $312,000, although a sales history for that unit was not available.

Its latest rating valuation was $245,000.

8a/2 Eden Cres. Argent Hall. A 43sq m one bedroom apartment. Vacant. Sold under the hammer for $312,000. Rates $926, body corporate levy $4441.The agents were Judi and Michelle Yurak.

503/96 Symonds St. A 36sq m, two bedroom unit leased to the building managers and returning $365 a week. Passed in at $205,000. Rates $943 and body corporate levy $3700. The agent was Victor Liu.

10a Hobson St. An 85sq m office space with four car parks. Vacant. Passed in for sale by negotiation. The agent was Rae Zhang.

224/430 Queen St. The Volt building. A 43sq m, 2 bedroom furnished unit with 3sq m balcony. Rented at $410 a week. Sold for $242,000. Rates $975. Body corporate levy $3945 (for the year ending September 2014). The agent was Dominic Worthington.

2c/113 Vincent St. A 34sq m, partially furnished two bedroom unit, rented at $340 a week. Passed in for sale by negotiation. The agent was Victor Liu.

1221/135 Hobson St. A 34sq m, one bedroom apartment with a car park. Vacant. Passed in or sale by negotiation.The agent was Victor Liu.

The median weekly rent for a property in New Zealand has risen more than 6 per cent in the past year, according to our new Rental Price Index that popped up for the first time on 11 November. The median weekly rent was $399, up from $375 in October 2013.

The new Index measures trends in rental prices for all properties rented through Trade Me Property by private landlords and property managers in October. There's heaps of interesting stuff in there, check it out!
